Stopping water on the outside, before it gets in

Interior systems like a French drain manage water after it has reached the inside of the wall. Exterior waterproofing takes the opposite approach: it keeps the water out of the wall entirely. By excavating along the foundation down to the footing, we get access to the outside face of the wall — the surface actually in contact with the wet soil — and we seal it there, where the water lives.

It is the most comprehensive form of basement waterproofing because it addresses the problem at its origin. Water in the soil is stopped by a membrane on the outside of the wall and carried off by a drain at the footing before it can build the hydrostatic pressure that pushes water through concrete and up through the floor.

Excavation to the footing

The soil along the foundation is dug out down to the base of the wall so the exterior face and the footing are exposed and can be worked on directly.

Waterproof membrane

The cleaned wall is coated and wrapped with a waterproof membrane that seals the outside face, so soil moisture never reaches the concrete. Often a drainage board is added to channel water down.

Exterior footing drain

A perforated drain pipe in stone at the footing collects groundwater and carries it away to daylight or a sump, relieving pressure before it can build against the wall.

When exterior waterproofing is the right fix

Exterior waterproofing is the strongest choice in specific situations: when the outside face of the foundation needs to be sealed because water is penetrating the wall itself, when the original exterior footing drain has failed or was never installed, when a foundation is being repaired or a wall is being addressed structurally and the outside is already open, or when a homeowner wants the most thorough, source-level solution available.

It is also honest to say when it is not the right first move. Exterior excavation is the most involved and most expensive form of waterproofing because it means digging, and it can require moving landscaping, walkways, decks, or utilities that sit against the house.
